Pedigree 9/10/11
There is a certain prestige associated with the 9/10/11 districts. While typically there it is easier to find a lot of nice houses in these districts, it is becoming a lot easier to find houses with interesting design and architecture in areas like Braddell Heights, Serangoon Gardens and District 15. These houses provide more value for money. As a rough gauge, houses of a similar quality and design concept, land size, etc, will rent for in the 9/10/11 districts and in the aforementioned areas.
The Sunset areas see a lot of Balinese design houses-renting at slightly cheaper rates than 9/10/11. Still, demand for these houses with great interiors remain high, especially for families with children attending the United World College.
Windsor Park is another oft-neglected area- with houses there fetching similar rental to the 9/10/11 district. Plenty of houses with a scenic view, Windsor park being on elevated land. There is a motley of houses in the Windsor park area- from the Miesian to the romantic, to the gorgeous Balinese places.
While the 9/10/11 districts are popular, it pays to look in other districts as well-you'd be surprised as to what you'd be able to find.
Meanwhile, the true, pedigree 9/10/11, where lots of beautiful houses congregate, and exclusivity befits the 9/10/11 tag (a much abused term, in my opinion) would be the
Nassim
exclusive address. a favourite residential place of ambassadors. lots of beautiful houses. variance in designs is not wide though, and design concept tend to have a certain amount of respect for the surroundings by not departing too much from the status quo. plenty of houses to see and appreciate; none are out there to make a statement or capture attention. suitably sedate. houses show impeccable taste, subtlety and restraint.
Chancery
years ago, area was Nassim's equal in the pedigree stakes. rents are still very high. plenty of gorgeous houses to look at- that awesome bungalow on chancery(ref: my section on the posh modern bungalow on chancery) remains my favourite house) but design ideas tend to be individual. you can easily find a modern bungalow juxtaposed between a traditional Chinese house and a colonial bungalow.
Leedon Park
a more modern, swanky version of Nassim. still very upmarket, with one or two embassies, the requisite Gurkha guards standing at the guard outposts and lush greenery and an air of exclusivity. again, the design of the houses in Leedon Park exhibited a unified single-mindedness; with no vulgar individual expressions, creating the semblance of perfect harmony and gentility in the environment.

Queen Astrid
in a similar vein to Nassim and Leedon Park. beautiful, stately houses.
All the houses above have rentals starting at and above. Other up-and-coming areas worthy of note would be: Coronation Road West-with none of the lush greenery and exclusivity tag but plenty of ideas and verve in the neighbourhood.
